How can I access my portal?
You can access your Owner Portal from our website. Navigate to wisemovepm.com then click on "Owners" in the upper right. Then, click on the teal "Portal Access" button. This will take you to Appfolio, where you can log in using your email and password. If you forgot your password, you can click the "forgot password" button.
Can I choose my renters?
In short, no. All tenants are approved using a standardized application score sheet without regards to Race, Color, Religion, Sex, National Origin, Familial Status, Disability, Marital Status, Sexual Orientation, Gender Identity, Creed, HIV/AIDS & Hepatitis C status, Veteran/Military Status, Citizenship/Immigration Status, and the use of a Service Animal or source of income. We comply with all federal, state and local laws concerning Fair Housing.
Can I conduct my own inspection?
While the rental unit is tenant occupied, from time to time, Owner may request access to the Property, and a Declaration of Service for Notice of Entry may be required. In such cases, a posting fee may be charged. Wise Move needs at least 72 hour notice to post the notice.
How much can I increase the rent?
This depends. Rental rates are directly related to competing units in the immediate area, size of the home, amenities, etc. We understand that costs such as taxes and insurance are always increasing and we strive to find a balance between covering cost increases and the current rental market. If you would like to discuss a rent increase for your tenant, please contact Wise Move 120 days in advance of the end of the current lease term.
Can I do the turnover work?
It is our goal to get each property back to rent-ready condition in the shortest amount of time possible so that a new resident can be placed into the property and begin generating income as soon as possible. In the past, we have found that even the best intentioned 'owner assistance' in the make-ready process causes delays and often leads to work items being inadvertently missed or done twice.
I need a specific report. Where can I find it?
From your owner portal, you can generate a wide variety of reports under both the Dashboard and Reports tab. Plus, each month, we email monthly accounting statements, which are easy to read and include a detailed account of funds in and out plus copies of all invoices. This packet is then available in your owner portal.
When will I get my 1099?
Our professional accounting team mails and emails out 1099s by January 31st of each year.
Why should I pay for landscaping?
At Wise Move, we highly recommend that owners hire professional landscapers. Protecting the landscaping protects the value of the property and typically brings in higher rents. If landscaping is not provided, we have a Landscape Addendum that outlines the minimum requirements for upkeep that a tenant must follow.
Should I allow pets?
Pets are an integral part of many families and at Wise Move, we highly encourage owners to allow pets in their property. We limit "pets" to domestic cats and dogs, but do not have breed restrictions. We use a third party screening website to determine the risk a pet poses and charge a monthly pet rent on top of a non-refundable, one-time move in fee. State and federal law states that "service animals" and "emotional support animals" are NOT legally considered pets, and therefore pet policies do not apply. However, basic pet rules still apply.
I need to end management or sell the rental unit. What should I do?
Please review to your Property Management Agreement for how to end management or initiate sale of the home.
